Rules of Thumb!

A lot goes on behind the scenes to have a well-run building. But to  truly thrive, a building also needs a tight-knit community of residents.  Here are some tips on how to be a good condo owner and neighbor in your  building.


● Remember that we live in a non-smoking building.


● Prohibition against noise after 10Pm.


● Do your part to keep common areas clean, including the parking garage, hallways, stairways and locker rooms.

  • Parking spots are for cars only not storing personal belongings.
  • Storage lockers clearance to the sprinklers is necessary to keep.
  • Keep bikes in designated private spaces, that can be assigned by the concierge.
  • Any items left in common areas will be removed, and the overload lockers' owners  will be fined.


● Sprinkler heads must be free of any obstructions, also not to be used to suspend clothing.


Dumping Furniture and big Items

  • Do not leave items next to the recycling bins in the garage; doing so may result in a fine..
  • For large items like mattresses, furniture, and appliances, take them to the Zero Waste Centre, transfer station, or landfill. 
  • Check the Waste Wizard if you're unsure where to dispose of your items.
  • You can also donate your furniture to: https://homestart.ca/ or https://www.vancouverhospice.org/

Garage Gate

  • P1 is designated for visitors and commercial vehicles, while P2 to P4  are accessible only to residents through an remote controlled gate. 
  • When a  vehicle approaches, the driver can open the gate using the fob or remote controller, and the vehicle can enter. Wait for the gate to close before proceeding. If the gate doesn't close properly, you risk a breach to the building security and a fine may be imposed by Strata.

Fire Place Services & Baseboards

● All gas fireplaces are require regular service by a professional at least once a year. Follow these TIPS to keep your gas equipment, building and its inhabitants safe.

For Baseboards:

● Always leave a 6 inch clearance in front or all electric baseboard heaters.
